Controlled Air, Inc. installed a Building Control System (BMS) for a pharmaceutical laboratory and office building allowing for proper operation and sequencing. The BMS was integrated with installed mechanical and process equipment. The BMS monitors the electric and BTU usage and work to make equipment operate at peak efficiency. The BMS is made by Johnson Controls by their Facility Explorer line that allows for remote monitoring and alarming if any issues arise. What makes this system more complex than most is the use of data sharing between all systems to make sure all equipment runs optimally. There are spaces within the building that require critical temperature and humidity controls in order to operations to run smoothly.

 

Below is a list of some of the equipment the BMS also monitors and controls:

 

• Steam boilers for the lab and domestic hot water.
• Life safety and tenant generator systems supply back up power in the event of power failure for critical areas.
• Kitchen exhaust fans for occupancy, allowing the fans and exhaust hoods only to run when the space is occupied and in use.
• Cooling tower controls, which provides temperature controlled water to the chillers, and heat exchangers serving individual floor air conditioning units.
• Refrigerant monitoring to control exhaust in case of a leak.
• Individual floor air conditioning units, while also controlling occupancy. The individual units serve VAV’s throughout all floors, to maintain individual space temperatures.
• Stairwell pressurization fan control in the case of a fire.
• Boilers serving the entire buildings heating requirements, including baseboard heat, air handling heating coils and zone reheats throughout the space.

Monitoring & Evaluation
Another very important part of building controls is evaluation. Once a system is set-up it should be monitored to determine if the building is operating as efficiently as expected. Building controls systems are not a “set it and forget it” system. You may have expectations that a building will need a certain amount of heating or cooling, but it may actually need more or less.

Maintenance
The building controls system, as well as the equipment connected to it, need proper maintenance. Like all things mechanical,building controls systems require maintenance so that they perform at top efficiency. Maintenance includes calibrating sensors, checking valve actuators, damper actuators and backup information. It is important to make sure all equipment and systems are updated and have the proper service and maintenance.

Improper Set-up
All equipment should be connected to the building controls system. If not, improperly functioning equipment may go unnoticed. This could lead to a decrease in the equipment’s efficiency or a breakdown of the equipment. Traditional heating and cooling systems often run at a higher speed then necessary which wastes considerable energy. Also frequent starting and stopping of motors and quick accelerations can lead to short life spans for equipment. VFD’s allows for gradual acceleration and less wear and tear on equipment. They work by alternating applied voltage by converting the fixed-frequency supply voltage to a continuously variable frequency, thereby allowing for adjustable motor speed. With variable frequency drives, motors can run at pre-determined speeds to optimize system requirements and energy efficiency performance on fans and pumps. Annual chiller energy consumption and carbon dioxide emissions can be reduced by as much as 30% since lower compressor speed causes reduced wear.   Systems can also be programmed to run at times that take advantage of off-peak energy rates.

VFD’s are programmable, quiet, have high motor efficiency and smooth performance. They come in a range of Horsepower and supply voltages. VFD’s are most effective when they are the ideal size and voltage for a specific motor. Digital displays and keypads make programming a breeze and the display can also monitor and show diagnostic information.  Many models offer a remote display when the VFD is mounted interior of the equipment, as with many Rooftop air conditioners.

VFD can have an ROI of one year in the right application. They also are available for rebates and incentives the Connecticut and the local utilities. Incentives include the Energy Efficiency Fund Small Business Energy Advantage Program through the UI for a 0% interest rate for amounts between $500 – 100,000; as well as Energy Efficiency Fund Commercial and Industrial Energy Efficiency Program for varying Incentives that incorporate two electric end-uses with at least 15% of project energy savings.
