<p>The River Road project is a new construction office complex. They wanted to provide comfort, efficiency and temperature management to all office locations. It was a custom design build project in which Controlled Air, Inc. performed all calculations and engineering required. We installed a VRF system&nbsp; with variable speed &nbsp;compressors for heating and cooling on demand with heat recovery. Heat Recovery allows the system to capture heat from warms rooms and rather than expelling it outside, than transfer that warmth to a cool room that requires heating.&nbsp;Unlike a traditional heat pump that only moves heat one way, a Lennox VRF heat recovery system is able to operate indoor units in both heating and cooling modes simultaneously.</p>



<p>The variable refrigerant flow (VRF) heat recovery system serves the parking level, ground floor, 2nd floor and 3rd floor. The installed system includes 10 VRF Heat Recovery outdoor condenser units;&nbsp;34 Med Static ducted indoor units;&nbsp; and 108 indoor Cassettes varying in size between 2&#215;2 and 3&#215;3 with a compact 360-degree airflow design for uniform air distribution.</p>



<p>Additionally we installed two (2) Aaon RN 25 rooftop units with heat wheel defrost, digital compressor, high turndown natural gas heat section with stainless steel heat exchanger, variable speed condenser fans with head pressure control, modulating hot gas reheat and nonfused disconnect switch. The AAON units supply the required fresh air to the indoor VRF units and recovers the energy from the exhaust air.</p>



<p>Our in house controls department will install a&nbsp; Johnson Controls system with a&nbsp;FX-80 web-based user interface supervisory front-end controller. The system will control the two AAON rooftop dedicated outdoor air units and monitor the temperature in the areas served by the four ductless splits. Additionally the BMS will monitor the VRF system, and act as a gateway for remote connection, monitoring and trouble shooting.</p>

	<p>The Knotter office building required a complete rebuild. The front entry needed to be redesigned because they had taken over the whole building and previously there had been multiple companies within the space. The heating and cooling was a challenge because the entryway was made mostly of glass, making so traditional heating and cooling could not be used. We also installed a 600-ton high-efficiency cooling tower. The existing cooling tower was undersized and inside the building. There was also a fume issue because the exhaust was located near the air intake for the building. We relocated the new 600-ton tower to the roof.</p>

	<p>55 Farmington Ave. began as a basic, but large project with a tenant fit out and rehabilitation for a state owned 12-story building. The building was being renovated for 10 state agencies to relocate. There were major time constraints on this project, which began in December, and needed to be completed by June 1.</p>
<p>We were lead for all trades on this project including: heating and air conditioning, electrical, plumbing, ductwork, and controls. As the project began more work was added, while keeping to the original time schedule. The project was further complicated by the requirement for cleanliness. The building was fully furnished, requiring us to work around the furniture while keeping it clean, dust free, and undamaged.</p>
<p>Throughout this project we provided innovative engineering to save time and money. Our innovation allowed us to stay on time and on budget.</p>
<p>Installations included a Data Room System with a continuous, uninterrupted Liebert 24 hour system with redundancy and triple back-ups. Another installation was for the headquarters of 911 dispatch with a proprietary uninterrupted heating and cooling system.</p>
<p>The controls upgrades were added mid project. We replaced the existing pneumatic building controls with Direct Digital Controls from Johnson Controls. These controls will allow for communication between all the zones, air handlers, and the hot and chilled water plants to precisely condition each floor. Unlike the existing system, the DDC control system will be fully programmable and each zone will be programmed so that the HVAC is only in occupied mode when the space is in use. We are current assisting them program all the controls for each individual office based on each tenants individual needs. By implementing a DDC control system 179,259 kWh and 9,882 CCF will be saved annually. At Connecticut’s average utility rates of $0.1757/kWh and $1.245/CCF this amounts to $43,820 in annual savings.</p>

	<p>The building is a 60,000 Sq ft brick three story office building constructed in 1988. The original HVAC system consisted of two original Trane natural gas heat, DX Cooling, 75 Ton RTU’s. The air was distributed via fan powered electric reheat VAV boxes.</p>
<p>The original HVAC units were two 75 ton 8.26 EER Trane RTU’s. They had inlet vane supply fan static control (The fan runs at full speed) with two large compressors, and single set point ventilation outdoor air intake. The controls system had limited independent scheduling and temperature control. The Trane system was an older relatively simple system.The system did not control the RTU economizer, O/A minimum position, and did not schedule the unit and fan into an unoccupied mode. The discharge air is a constant discharge air setpoint.The VAV controls also maintained the same set point without seasonal compensation.</p>
<p>The new EMS system is a Johnson Controls VAV application. It is a fully networked, web-based system. The new EMS system schedules the existing two building exhaust fans. The static control supply fan VFDs and 60 VAVs. The ventilation outdoor air intake dampers along with the VAV positions modulate to a CO setpoint referencing wall mounted CO sensors located in the building to minimize energy usage. All points, scheduling, set points and control logic are accessible both remotely and locally From a PC in a graphic format.</p>
<p>We used Carrier’s Hourly Analysis Program (HAP) to provide energy calculations and comparisons. The estimated annual operating cost savings for this installation to be $158,266.00.</p>

	<p>Holly Hill Office Building had an Old Baltimore ejector tower. The tower had no fans and only a high-pressure pump leading it to be inefficient and expensive to run. The new cooling tower was taller than the old tower, so before installation we had to present to Planning and Zoning proving that the new tower could not be viewed by the street. We created technical diagrams showing the field of view proving that the unit could not be observed from street view. When we removed the old tower we found that the posts underneath were rotting and about to collapse. Water had leaked into the posts and created rot. The rot was not viewable during the initial inspection because tar and roof materials were covering the posts. We had new custom posts built and installed the same day. The new tower was an Evapco cooling tower controlled by a variable frequency drive (VFD). The replacement was completed within one day because the building was occupied by medical professionals.</p>

	<p>The Centre at Greenwich needed to replace old outdated and low capacity equipment. The problem was that while needing a higher capacity unit, size was an issue. The town of Greenwich requires that nothing can be viewable from the street. We found a Evapco 600 ton-cooling tower that was the same size. The new unit was 200 tons larger then the previous unit and had fans installed. In order to reduce noise from the fans we mounted vibration insulators. The steel was replaced with new galvanized steel and braced with webbing.</p>
