In today’s competitive business landscape, every dollar counts. While many businesses focus on optimizing sales and production, a significant opportunity for savings often goes overlooked: energy consumption. For commercial and industrial building owners, energy bills can be a major drain on resources, but without a clear understanding of where that energy is going, it’s hard to make effective changes.

This is where a professional energy evaluation comes in. More than just a review of your utility bills, an energy evaluation is a deep dive into your facility’s energy patterns, revealing hidden inefficiencies and pinpointing opportunities for significant improvements. At Controlled Air Inc., our Agile Facility Management (AFM) System is built on this very principle, designed to empower building owners with the knowledge they need to take control of their energy future.

What Does an Energy Evaluation Uncover?

An energy evaluation, particularly through an approach like our AFM System, goes beyond surface-level observations. It meticulously analyzes your building’s systems – from HVAC and lighting to insulation and operational schedules – to understand exactly how and where energy is being consumed. The goal is to provide informative and utilizable information that translates directly into actionable insights.

The Transformative Benefits for Your Business:

Engaging in a comprehensive energy evaluation offers a multitude of benefits that directly impact your bottom line and operational efficiency:

Uncover the True Cost of Ownership: Your energy bill is just a number, but an evaluation breaks down what that number truly represents. It educates you on the real cost of ownership related to your energy consumption, helping you understand the financial implications of every watt and therm. This clarity is the first step toward effective management.

Achieve Significant Energy Budget Reductions: The primary objective of an energy evaluation is to identify ways to save money. By pinpointing inefficient equipment, operational waste, and areas for improvement, businesses can implement targeted Energy Conservation Measures (ECMs) that offer the highest Return on Investment (ROI). This means tangible, measurable reductions in your monthly energy expenditures.

Make Informed Energy Service Decisions: Guesswork leads to wasted resources. An energy evaluation provides the data and insights necessary to make informed energy service decisions. You’ll understand which upgrades are truly beneficial, which maintenance strategies are most effective, and how technology can be leveraged to optimize your energy use.

Drive Operational Excellence: Energy efficiency isn’t just about saving money; it’s about optimizing how your entire facility runs. By addressing energy inefficiencies, you often streamline operations, improve system performance, and enhance the overall reliability of your building’s infrastructure. This contributes directly to achieving operational excellence.

Establish Environmental Leadership: In an era where sustainability is increasingly important, an energy evaluation helps you reduce your carbon footprint. By consuming less energy, your business demonstrates a strong commitment to environmental responsibility, enhancing your brand reputation and potentially meeting regulatory requirements. Becoming an environmental leader can also appeal to eco-conscious customers and partners.

Increase Asset Value: An energy-efficient building is a more valuable asset. Lower operating costs and a reduced environmental impact make your property more attractive, whether for long-term ownership or potential resale.

Take Control of Your Energy Future

Don’t let hidden energy waste drain your profits. An energy evaluation is the foundational step toward smarter energy management, leading to substantial savings, improved operations, and a stronger commitment to sustainability.

Ground source heat pump tax credits were recently reinstated for the current tax year through Jan. 1, 2022. The tax credit applies to residential and commercial installations of Ground Source Heat Pumps.

Ground source heating is a renewable and reliable source of heat. The earth absorbs the suns energy and at a depth of 6 feet the soil maintains a more consistent temperature year round. We can use this natural energy to heat and cool water circulated through an underground loop. Closed loop systems can be water-based or refrigerant-based. During the winter, the fluid collects heat from the earth and carries it through the system and into the building. Conversely, in summer, the relatively cool ground absorbs waste heat more readily than warm outdoor air.

According to the Environmental Protection Agency, geothermal energy is the most energy-efficient system of air handling and can lower energy costs by 25 to 40 percent, with fewer emissions, lower maintenance and no danger of underground contaminants. There is also a reduced use of refrigerants.

Controlled Air, Inc. is certified and accredited by the International Ground Source Heat Pump Association for ground source heat pump installations.

Ground Source Heat Pumps offer great benefits (Information provided by IGSHPA.)

Simultaneously heat & cool different parts of the same building

Very quiet–users do not know when the system is operating

Can be set up in multiple zones, with each zone having an individual room control

Greater freedoms in building design due to 50-80% less mechanical room space

No outside equipment to hide, eliminating vandalism and roof top units

Pipes have 50-year life expectancy

All electric, which eliminates multiple utility services

Expel boiler and chiller maintenance

Ground heat exchanger is maintenance free and will last 40+ years

We were recently bestowed the honor of being a an EPA CHP(Combined Heat and Power) Partner. This partnership gives us access to tools, services and benefits in the further development of CHP; access to the CHP Emissions Calculator to help best determine emission savings in facilities where a CHP system is being considered; up to date information about funding, rebates and incentives specifically available to CHP systems; and notices on regulatory treatment, white papers, and clean energy policy resource documents. Vincent Chiocchio, our president says, “I am excited to have received this recognition and support from the EPA CHP Partnership program. I hope to use their support and tools to provide more precise calculations of savings and emissions for our customers on future cogeneration projects.”

The EPA CHP Partnership strives to “…promote efficient CHP technologies across the United States. The Partnership works closely with energy users, the CHP industry, state and local governments, and other clean energy stakeholders to facilitate the development of new projects and to promote their environmental and economic benefits.”

We are firm believers in environmentally sound, energy-efficient and high performance commercial building solutions. We are honored to add this certificate to our list of credentials in energy efficiency. We are also sponsoring members of the Connecticut Green Building Council and promote Leadership in Energy and Environmental Design (LEED) Green Building Rating System with two LEED AP on staff.

Controlled Air, Inc. has in-house expertise to handle cogeneration projects from beginning to end, having installed over 5 cogeneration systems in the last few years. We specialize in identifying where CHP is best applicable through use of a DOE tested full building energy modeling program. They perform a building baseline analysis and then model the proposed energy saving measures. The results are compared and the energy savings are established. This comparison provides (figures) that are the basis for incentives paid by the utilities, as well as providing a prediction of Return-On-Investment, which in the right applications can be as little as 2.5 years.

We hope to promote the benefits of CHP, using their experience combined with the resources provided by the EPA CHP Partnership. Are you interested in CHP (cogeneration) for your facility? Contact us 203-481-3531

Geothermal is a fascinating energy efficient form of heating and cooling that does not seem to get as much press as solar or even cogeneration. Geothermal energy is a renewable and reliable source of heat. Because 46 percent of solar energy is absorbed by the earth, at a depth of approximately six feet, the soil maintains a consistent average temperature of between 42-77 degrees Fahrenheit year round.

Geothermal heat pumps use this natural energy to heat and cool water circulated through an underground loop. In the winter the water is run through the loop underground and is warmed by the earth’s heat and then brought to the system in the building that then delivers the heat. It is much easier for the system to capture heat from soil of a moderate temperature than from the frigid air outside in winter. In the summer the heat is gather from inside the building and then run underground where the heat is absorbed by the earth and then cooler water is then brought back to the system to create cool air.

One very important aspect of Geothermal heating and cooling is the system which controls it. Just like any other form of heating and cooling it needs strict controls to run at optimum efficiency. Not too long ago we got a new customer with a geothermal system where the controls were never set up properly. This meant that the system ran inefficiently and the utility bills were extremely high. It they finely got so fed up that they sought us out. We designed and installed a custom controls system for the geothermal system they already had installed, allowing great control and efficiency. So with that being said it is not enough just to install an “energy efficient” form of heating and cooling if it is not done properly.

Cogeneration also called CHP or combined Heat and Power is an integrated energy system that can create heat as well as electricity. It is extremely energy efficient and has a high Return-On-Investment. There are also some wonderful tax incentives out there, as well as a few low interest loans & grants. We have spoken about cogeneration before and will probably will mention it again. It is one of our favorites.

The Federal Tax Incentive:
What is the tax incentive for Cogeneration or (CHP) property?
A 10% investment tax credit, applicable to only the first 15MW.

Who is eligible?
Owners of systems smaller than 50 MW may take advantage of this tax credit, and their systems must be placed into service by December 31, 2016. Only the original constructor may take the tax credit.

What are the incentives and how do they work?
The incentive is an investment tax credit, a reduction in either overall individual or overall business tax liabilities. The incentive can also be applied to the alternative minimum tax. Cogeneration owners cannot take the credit until the system is operational.

For more information about this tax credit please contact us. Check back soon we will be releasing our video all about cogeneration in the next week.
