Controlled Air Inc. provided mechanical design build support to the Elm City Bioscience building infrastructure upgrades located in New Haven. The bioscience building is 113,620 sq ft which includes 8 stories plus a lower level and mechanical penthouse. The project will be on-going with multiple floors being converted from smaller office spaces to larger open lab space and smaller office areas.

The completed work includes Lab/office suites for BSL-1 and BSL-2 biotech companies. The lab spaces required a minimum of 8 Air Changes per Hour (ACH) of 100% outdoor air, no more than 60% Relative humidity and N+1 redundancy for exhaust. Additionally, two new boilers were installed with 5,000 MBH total capacity.

Controlled Air Inc. installed a Yanmar GHP Heat Recovery System for comfort cooling in the offices and supplemental cooling in labs. One 14-Ton GHP with Heat Recovery was installed for each office suite.

A new Johnson Controls building management system was installed to control and monitor the HVAC system, as well as trend energy usage by each tenant.

HVAC Installation, Hartford CT | Hartford Hospital Histology

For this project we needed to set up a new lab in an existing hospital space. There was a lot of intricacy, coordination and planning to work inside a functioning hospital that allowed for no downtime. The exhaust fan was 3 floors down and autopsy and tissue sampling was using the same system. Additionally the air handler had to be changed on the fly as it fed the maternity ward and other areas that could not be shut down.

We furnished and installed one roof mounted exhaust fan connecting to existing system, along with a new steam coil, hot water coils, piping modifications, and custom grilles for the downdraft system cabinets. Additionally we installed three Accu Valve VAV boxes, two with fume hood controllers, registers, grilles & diffusers and piping as required. New stainless ductwork with exterior supply duct having board insulation with peel-n-seal covering. We also installed a specialty exhaust system on the lab tables that pulls the air through the back splash to reduce or eliminate issues of contamination or smells.

Rooftop Unit Replacement, West Haven CT | West Haven Medical Center

During a routine maintenance we discovered defective heat exchangers and inoperative outside air economizers on their roof top units. The defective units included two 5-ton Carrier and one 8.5 ton carrier unit. We installed three new high efficiency Carrier RTUs. The high efficiency units use 30% less power and qualify for $85 per ton plus $250 per unit for dual enthalpy controls in rebates and incentives.
