Controlled Air is part of a 50 million expansion at Dementia-focused LiveWell in the Plantsville section of Southington. LiveWell is a not-for-profit care provider that is solely focused on providing services for people with Alzheimer’s disease and dementia. Its 8-acre campus features nursing, assisted living, and adult day facilities.

The new facility will add more assisted living beds and community services, to help support those with dementia who aim to stay at home longer. The project also will increase campus capacity from 133 to 141 residents.
Construction at the LiveWell campus started in 2022. The work is being done in phases, with three new facility buildings and modifications to the existing facility. The entire project is on track to be finished by mid-2024.

Controlled Air has installed multiple systems in three new facility buildings, including gas/electric Aaon rooftop units and make-up air units; two Lennox VRF systems with heat recovery in each of the new River Homes buildings with 15 to 16 ducted indoor units and multiple high wall units for each system; and 2 to 4 outdoor units ranging from 8 to 10 tons. Each new facility is equipped with a Johnson Controls FX building management system. The project has been work intensive with tight deadlines. Controlled Air assigned our senior project manager and foreman to make sure the deadlines are met with the quality that Controlled Air is known.

Lennox VRF® Heat Recovery units offer simultaneous heating and cooling. The heat recovery process moves heat from spaces requiring cooling into spaces requiring heating, maximizing energy efficiency and occupant comfort.

Throughout the hospital Controlled Air, Inc. provided the following work: Fire Dampers, Air registers and diffusers, Hot water VAVs and associated piping, Ductwork, as well as Johnson controls BMS and wiring.

The behavioral health unit in Sharon Hospital provides short-term psychiatric care of patients 55 and older. The unit provides acute care for short-term stays; admission may be a result of factors relating to the aging process. Others have been living much of their lives with psychiatric conditions, which can be exacerbated with age. Controlled Air, Inc. had to follow both typical hospital requirements, as well as for those of a psychiatric facility in order to follow code for this renovation.

Controlled Air, Inc. installed a Carrier roof top air handler , VAV boxes with hot water reheat coils, a steam to hot water heat exchanger off the steam boiler plant, hot water pumps, exhaust fans, hot water piping and insulation, ductwork and a controls system. Because of the psychiatric component all finishes within this unit had to be ligature resistant to protect the patents from self-harm. Our ligature resistant finishes included supply and return air diffusers, thermostats, radiator covers, exposed hardware was tamper proof and calking was specialty pick proof.

This project was also multi-phased and required performing the scope of work without interruption to the hospital. Proper coordination was critical to keep existing systems up and running to maintain air conditions to existing occupied spaces. Temporary cooling units supplied by Controlled Air, Inc. were used to maintain conditions in these spaces as required.

Low ceiling height was another challenge to work with. This wing of the hospital was circa 1960s and wasn’t designed for today high efficiency mechanicals with larger insulation and added controls systems, both HVAC and additional hospital controls. Ductwork was especially difficult to route through the existing structure and required careful coordination with all trades.

Just to give you an idea of the enormity of this project, it required over 58,000 ft. of ductwork with a combination of insulted and non-insulated. A brief overview of just some of the HVAC equipment we installed includes:

• Seven AAON units with humidity control, return air bypass, energy efficient dehumidification and economizers; one AAON units with a premium efficiency motor, economizer with power exhaust and a VFD; one AAON unit with an Energy Recovery wheel, premium efficiency motor, and 2 motors on 2 VFDs; and two 25 Ton High Efficiency Lennox RTUs with variable volume air flow and economizers. All new RTU’s installed use R-410A refrigerant per the EPA requirements.
• We also installed six (6) Sterling Linear Radiant Hydronic Ceiling Panels. Radiant Panel ceiling systems are an energy and cost saving method of heating. They provide distributed heating radiantly rather than by forced air providing a “draftless” environment.
• 2 PK Gas fired condensing boilers with Axiom Condensate Neutralization Tank and Nuro touch-screen control system.
• 8 Nortec Humidifiers, The industry’s most precise humidifier. An isothermal system that produces mineral free, odorless, sterile steam from any water type.
• Ceiling Grid System by Titus which allows for the building of critical environment spaces with flexibility. Each system is custom engineered to meet the requirements of codes and guidelines, such as ASHRAE Standard 170 and the Facility Guidelines Institute (FGI) ‘Guidelines for Design and construction of Hospitals and Outpatient Facilities.’

The Expected completion date is 10/31/2018.

What is always challenging about medical facilities and pharmacies, are the extensive regulations for air changes, filtration, as well as humidity and temperature controls. Unlike office buildings where the building requires consistent settings throughout the building, medical facilities can have different requirements per area. Surgical rooms and pharmacies, have different settings from the offices and also from each other. It take extensive controls and programming to make sure each area functions as required.

Gaylord Hospital in Wallingford was converted from oil or propane to natural gas. We converted 16 burners, piping, meters, chimney liners and 3 boiler plants. The conversion also included all kitchen equipment.

We partnered with Yankee gas to provide a seemless transition with no downtime. It was important that the conversion was completed quickly so that they were prepared for winter.

Backus Hospital’s equipment was insufficient for their needs. Their 5000 gal oil tank was used for both heating and running the generator. There was an issue with sulphur in the oil that was not compatible with the generator. For the generator to run optimally it required diesel. The heat exchanger and oil burner were also cracked. We removed the oil tank and installed a modular building to house two new Patterson-Kelly gas fired condensing boilers. We added hot water heating coils to replace the heat exchanger and two Armstrong pumps. We also installed a 1000 gal steel tank of diesel for the generator with monitoring controls that tied into the existing tank control panel.
