commercial HVAC preventive maintenance contracts CT & RI
A reactive approach to commercial HVAC repair costs more in the long run. Our customized preventive maintenance agreements are designed to reduce emergency calls, extend equipment life, and keep your energy costs in check. Each contract is built around your specific equipment, building type, and operational hours — not a one-size-fits-all checklist.
Typical PM services include filter replacement, belt and bearing inspection, refrigerant level checks, coil cleaning, electrical connection tightening, controls calibration, and full system performance reporting. All visits are documented and accessible through your service history.
Service contracts are necessary regardless of the age of your equipment. You’ll benefit even if you have newer or up-to-date equipment. Service contracts reduce downtime due to equipment failure and decrease energy costs from inefficiently running systems.
We assign a dedicated service technician to your account so you are provided consistent and seamless service.
We offer three types of service contracts:
- Planned Maintenance
- Labor Maintenance

The Koldwave King Kompac is a portable windowless cooling unit with water-cooled operation that requires no outside air, so you are guaranteed peak energy efficiency even on the hottest days. All you need is connection to a water supply and a drain. An automatic water-regulating valve shuts off the water flow when the compressor is not running to help ensure maximum efficiency and performance.
The King Kompac models provides 23,000 BTU/HR of cooling capacity, electric temperature controls that can be adjusted by touch pad, a 2-speed fan, a recovery mode for power interruptions, and quiet operation.
Portable Carrier Heating & Cooling Unit
This 10-ton, natural gas heating and electric cooling unit is a temporary solution to all your heating and air conditioning needs. We’ve installed it on a trailer that can be brought to you. We can wheel this unit next to any building or set the unit on the roof and quickly hook up both the supply and return ducts.
The unit has office, retail, industrial, and construction applications and is quiet, highly efficient and reliable. It is an environmentally designed unit which consumes less fossil fuels and reduces greenhouse gas emissions. The control system is readily adaptabl
e to all conventional and programmable thermostats. In addition, the unit can be integrated into monitor control systems if required.
The unit assists in improving indoor air. Sloped condensate pans eliminate possible biological growth and a face-split indoor coil design removes additional moisture from the air. It recirculates with minimal outside air intake and is completely adjustable. Contact us for pricing.
